If you've been house hunting up and down the Wasatch Front, you've probably noticed the same thing I have: your dollar doesn't stretch the same way in every county. Here's how things actually compare right now, and why Weber County keeps coming out ahead for buyers.
The numbers, county by county
Salt Lake County remains the priciest of the bunch, with a median sale price around $645,000 as of Q2 2026, up nearly 5% from last year. Homes there are also moving fast, typically under 30 days on market.
Utah County isn't far behind. Active listings are averaging around $793,000, though homes are actually closing closer to $603,000 on average, with about four months of inventory giving buyers a bit more breathing room than in Salt Lake County.
Davis County sits in the middle, with median prices in the low-to-mid $500,000s and well-priced homes typically going under contract in two to three weeks, since land is tight there and keeps competition high.
Then there's Weber County, where the median sale price is around $424,000, still the most affordable option on the Wasatch Front. Homes here are also spending longer on the market, an average of about 58 days, which means buyers actually have room to negotiate instead of getting caught in a bidding war.
What this means if you're buying (or selling)
For buyers, Weber County is where your budget stretches the furthest and where you're less likely to feel rushed into a decision. You can take time to find the right home, negotiate on price or terms, and avoid the frantic pace buyers are dealing with in Salt Lake and Utah counties.
