Living in Farr West, Utah: Your Questions Answered (2026)
Farr West is a small city in western Weber County, just north and west of Ogden. It's bordered by Plain City to the west, Willard to the north, Pleasant View to the northeast, Harrisville to the east and Marriott-Slaterville to the south. It covers about six square miles. Some of it is still open farmland, but newer subdivisions keep filling in, and Interstate 15 runs right through the east side of town.
About 7,700 people lived in Farr West at the 2020 Census, up from about 5,900 in 2010. The area was settled in 1858, became a city in 1980, and is named for two early leaders, Lorin Farr and Chauncey W. West. How much do homes cost in Farr West?
Most Farr West homes are single-family houses, many of them built in the last couple of decades, and prices reflect that.
- Typical home value: about $642,000, up 3.2% over the past year (Zillow Home Value Index, July 2026).
- Median sale price: about $682,000 in August 2026 (Redfin). Only a handful of homes sell here each month, so this number can swing quite a bit from month to month.
- Time on market: homes recently took about 52 days to sell, faster than a year earlier.
Townhomes are the most affordable way in. At Legends Crossing (1639 N 2300 W), Visionary Homes is building three-bedroom, two-car-garage townhomes, recently listed between about $370,000 and $405,000. That's a real option for first-time buyers who want a Farr West address and the Farr West schools.
Newer single-family homes, especially in the north end of town, commonly list in the $700,000s and $800,000s for 3,300 to 4,000 square feet.
What does it cost to live in Farr West beyond the mortgage?
Property taxes are reasonable for the price of the homes. In Utah, a primary residence is taxed on only 55% of its market value. One example: a Farr West home with a 2025 market value of about $644,000 had a 2025 property tax bill of about $3,690, or roughly 0.57% of its value. The biggest share of the bill goes to the school district. Farr West City's own share was only about 3%. Every home's bill is different, so check a specific home on the Weber County Treasurer's site before you buy.
Sales tax in Farr West is 7.45%. The city doesn't add its own sales tax on top of the state and county rates.
What are the best neighborhoods in Farr West?
Farr West doesn't have big named neighborhoods. It's a collection of subdivisions, and the part of town you choose decides your schools, your lot size and your drive. Here's how I explain it to buyers:
- The north end and the Remuda area. These are newer homes around Remuda Drive and Remuda Golf Course, along with newer streets in the 3000 North to 3300 North range. You'll find larger homes, more recent construction and some bigger lots. Kids here generally go to Silver Ridge Elementary, which opened in 2020. Smith Family Park is up here too.
- Central Farr West. This is the area around 2700 North, near Farr West Elementary and Wahlquist Junior High. It has a mix of established homes and newer infill, with quick access to the I-15 interchange.
- South Farr West and Legends Crossing. The Legends Crossing townhomes near 1600 North and 2300 West are the most budget-friendly new construction in town. Mountain View Park (1500 N 1700 W) is nearby.
- What's coming. In November 2025 the city's Planning Commission gave preliminary approval to Park Plaza Court, which will have single-family homes and townhomes. Farr West Landing, near I-15 and 2700 North, is planned to add a Target and about 274 apartments.
Two homes a few streets apart can feed different elementary schools, so I always check the specific address.
What are the schools like in Farr West?
Farr West is in Weber School District. Most kids attend Farr West Elementary or Silver Ridge Elementary, then Wahlquist Junior High, which is right in town. Every home inside city limits is zoned to Fremont High School in Plain City. The charter schools closest to Farr West are Venture Academy, Maria Montessori Academy and Ogden Preparatory Academy.

What's the commute like from Farr West?
Commuting is one of Farr West's biggest advantages. I-15 Exit 349 (the Farr West / North Ogden exit at 2700 North) is right in town, and US-89 is about a mile east of the freeway along 2700 North.
- Downtown Ogden: about 15 minutes
- Hill Air Force Base: about 25 to 30 minutes
- Salt Lake City: under an hour, depending on I-15 traffic
- FrontRunner commuter rail: the nearest station is Ogden Central Station (2393 S Wall Ave), a short drive south.
- Bus: UTA Route 630 runs along US-89 and stops at 2700 North.
What is there to do in Farr West?
Farr West's parks are its gathering places:
- Smith Family Park (2441 W 4000 N) is the city's biggest park. It has three pavilions, a playground, a zip line, a fishing pond, a walking and bike path, a riding arena, and pickleball and basketball courts.
- Farr West Park (2090 N 2000 W) has a pavilion, a playground and a baseball diamond.
- Mountain View Park (1500 N 1700 W) has a pavilion, a playground and a walking path.
- Civic Center Park sits next to City Hall (1896 N 1800 W). Jackson Park is at 2565 W 3300 N.
- Remuda Golf Course is an 18-hole, par-72 course in Farr West with a full driving range.
Every summer the city puts on the Farr West Freedom Festival, which runs through the days before the Fourth of July. It has a parade, a 5K, a car show, pickleball and golf tournaments, and fireworks at Smith Family Park.
Farther afield, Willard Bay is about 6 miles away for boating and camping, and Pineview Reservoir in Ogden Valley is about 12 miles away (straight-line distances).
Where do Farr West residents shop?
Gas stations and fast food cluster around the 2700 North interchange. For a full grocery run or big-box shopping, most residents drive a few minutes to neighboring cities. That's set to change: a Target is planned as part of Farr West Landing near I-15 and 2700 North, with construction expected to begin in fall 2026. Farr West is also home to the Associated Food Stores warehouse, the grocery distribution center that supplies hundreds of independent grocery stores.
Is Farr West a good place for first-time buyers and investors?
For first-time buyers, new townhomes like Legends Crossing make Farr West reachable at a price well below the city's typical home value, with the same schools and freeway access. For investors, the steady demand from families who want this school zone and the easy I-15 access supports long-term ownership.
