Living in Plain City, Utah: Your Questions Answered (2026)
Plain City is a farm town in western Weber County, about a 20-minute drive northwest of downtown Ogden. Farr West is to the east, Marriott-Slaterville is to the south, and the unincorporated West Weber and Warren areas are to the southwest. Willard Bay is just to the north. The city covers about 12 square miles, and a lot of that land is still open fields, pastures and horse property. That's a big part of why people move here.
Settlers led by Lorin Farr arrived in March 1859, and about 7,800 people lived in Plain City at the 2020 Census. I'm Megan Smith, a Realtor with Real Broker, LLC, and these are the questions people ask me most when they're thinking about a move to Plain City.
How much do homes cost in Plain City?
Plain City is mostly single-family homes, often on bigger lots than you'll find in cities closer to the freeway.
- Median sale price: about $690,000 for the three months ending August 2026, up about 18% from a year earlier (Redfin).
- Sales volume: only 26 homes sold in August 2026, so these numbers can swing a lot from month to month.
- Time on market: homes took about 49 days to sell on average, slower than the 29 days a year earlier. Buyers have a little more time to decide than they did last year.
New construction gives you the widest range of prices. In early October 2026, Hamlet Homes was listing new single-level, two-bedroom homes near 3400 West and 2875 North from about $495,000 to $550,000. On the other end, a new five-bedroom home on a half-acre lot near 4475 West was listed at $765,000.
What does it cost to live in Plain City beyond the mortgage?
Property taxes: In Utah, a primary residence is taxed on only 55% of its market value, which keeps bills lower than the home price might suggest. The biggest share of a Plain City tax bill goes to Weber School District. Every home's bill is different, so look up a specific property on the Weber County Treasurer's site before you buy.
Sales tax: 7.45%. Plain City doesn't add its own sales tax on top of the state and Weber County rates.
HOA fees: Many Plain City homes have no HOA at all, especially the older homes and the acreage properties. Some newer subdivisions do have one, so ask before you write an offer.
What are the best neighborhoods in Plain City?
Plain City doesn't have big named neighborhoods. It's a mix of an old town center, newer subdivisions and rural lots. The part of town you choose decides your lot size, your schools and your drive. Here's how I explain it to buyers:
- The town center. This is the original heart of Plain City, around City Hall (4160 W 2200 N), Lee Olsen Park, Town Square and the Plain City Confectionary. You'll find older homes, mature trees and quick walks to the parks. Most of this area feeds Plain City Elementary.
- The north side. Newer subdivisions keep filling in on the north side of town, including the Hamlet Homes single-level homes near 3400 West and 2875 North. Much of the north side is zoned to Silver Ridge Elementary, one of the district's newest schools.
- The west side and acreage. Head west toward 4300 West and beyond and the lots get bigger. Here you'll find horse property, half-acre and bigger lots, and new communities like D.R. Horton's Sage Creek (4325 W 3575 N), which offers roughly three-quarter-acre lots and no HOA. Parts of the west side feed West Weber Elementary.
- JDC Ranch, just outside city limits. Nilson Homes' JDC Ranch sits off 2600 North around 2800 West. It's in unincorporated Weber County, between Plain City and Farr West, but its homes carry a Plain City mailing address. It's planned for about 725 homes, a mix of single-family homes, patio homes and townhomes. In 2024 the governor helped break ground on a section of starter homes there. Nilson Homes' new three-bedroom townhomes near 2720 West and 2735 North recently listed around $420,000 to $430,000, and a new five-bedroom JDC Ranch model home was listed at about $625,000. That makes it one of the more affordable ways into the area.
The mailing address on a home doesn't always match the city limits, and two homes a few streets apart can feed different elementary schools. I always check the specific address.
What are the schools like in Plain City?
Plain City is in Weber School District. Most of the city attends Plain City Elementary. Parts of the north side attend Silver Ridge Elementary, parts of the west side attend West Weber Elementary, and a small strip on the east edge attends Farr West Elementary. Most kids go on to Wahlquist Junior High, while the West Weber area goes to Mountain View Junior High. Every home inside city limits is zoned to Fremont High School, which sits right in Plain City at 1975 N 4700 W. The closest charter schools are Venture Academy and Quest Academy.

What's the commute like from Plain City?
Plain City trades a few extra minutes of driving for the space and quiet. These drive times are from City Hall with no traffic:
- I-15: about 7 minutes to the Farr West interchange at 2700 North (Exit 349).
- Downtown Ogden: about 20 minutes.
- Weber State University: about 25 minutes.
- Hill Air Force Base: about 30 minutes.
- Salt Lake City: about 55 minutes without traffic, often longer at rush hour.
- FrontRunner commuter rail: the nearest station is Ogden Central Station (2393 S Wall Ave), about 20 minutes away.
What is there to do in Plain City?
Plain City's parks are where the town gets together:
- Lee Olsen Park, next to City Hall, has a large and a small pavilion and a splash pad.
- Town Square hosts Plain City's biggest event of the year, the Fourth of July Celebration.
- Lions Club Park and Pioneer Park can be reserved through the city for picnics and family gatherings.
- The Plain City Rodeo Arena hosts the Plain City Jr. Rodeo as part of the Fourth of July festivities.
- Plain City Recreation runs sports programs for kids and adults, and the city's ball diamonds host games all season.
Every summer, the Fourth of July Celebration brings out the whole town, with a parade, the Jr. Rodeo and events at Town Square. Each year the city hands out a "Patriot News" paper to residents with the full schedule, and copies are available at City Hall.
A little farther out:
- Willard Bay State Park is just north of town. Its South Marina is off I-15 at Exit 351, with boating, fishing and camping.
- Remuda Golf Course is in neighboring Farr West.
- Snowbasin Resort in the mountains east of Ogden is under an hour away.
Where do Plain City residents shop?
Plain City has its own full-size grocery store. Kent's Market (3673 W 2600 N) opened in 2017. It has a scratch bakery, a deli, a pharmacy and an America First Credit Union branch. For a treat, locals head to the Plain City Confectionary in the center of town. There's also a Maverik for gas. For big-box shopping and restaurants, most residents drive about 10 minutes east to the I-15 corridor or into Ogden.
Is Plain City a good place for first-time buyers and investors?
For first-time buyers, Plain City's new construction gives you real options. Starter townhomes in the JDC Ranch area and single-level homes on the north side cost well below the city's median, and you still get the Fremont High school zone. For investors, the steady demand from families who want land, a small-town feel and the Fremont boundary supports long-term ownership. Acreage properties also have room for things like an accessory dwelling, depending on city zoning.
