Buying New Construction in Marriott-Slaterville: A 2026 Guide
If you've searched "new homes in Marriott-Slaterville," you've probably noticed the results don't match the city. Search sites cast a wide net, so many of the "Marriott-Slaterville" new builds they show are actually in Farr West, West Haven, Taylor, or Plain City.
That isn't a glitch. Marriott-Slaterville was designed to grow slowly. This guide explains why, what new construction does exist inside the city, where the nearby builder communities are, and how to buy a new home without leaving money on the table.
Why New Construction Is Rare Here
Marriott-Slaterville incorporated in 1999, joining two farming communities, Marriott and Slaterville, that were settled in the 1850s. City leaders call it Utah's only open space city, and they plan for it that way. New subdivisions are clustered away from the Weber River, the floodplain, and prime farmland. The city also buys conservation easements to keep land open, and it has a dark-sky ordinance, so you can still see the stars at night.
The result is a city of alfalfa fields, horse properties, and larger lots, with a small number of newer subdivisions on the east side near I-15. It's a big part of why people want to live here, and it's also why a builder model home is hard to find inside city limits. What New Construction Exists Inside the City
Small townhome projects near I-15. As of fall 2026, a small group of brand-new townhomes near 1200 West and 12th Street was selling in the low-to-mid $300s. That puts it among the most affordable new construction in western Weber County. Townhomes like these usually have an HOA that covers exterior maintenance and landscaping.
Infill and custom homes. Much of the new building here happens one lot at a time. A family splits off a parcel, or a buyer buys land and hires a builder. If you want a new home on real acreage, with room for horses, a shop, or an RV garage, building on your own lot is often the only way to get it in Marriott-Slaterville.
Planned growth along 12th Street. The city has a large mixed-use project in planning on roughly 100 acres along the Weber River and 12th Street, west of the business district. In 2025, city leaders described about 200 homes there, including townhomes and single-family homes aimed at affordability. They also described commercial space and a floodplain nature area that would stay open permanently. Plans like this change, so treat it as something to watch rather than something to count on. Where the New Builds Are Next Door
If your heart is set on a builder community with a model home and move-in-ready options, the closest ones are a few minutes away:
- Farr West (north): new single-family homes and townhomes, including the Legends Crossing community
- West Haven (south and west): larger single-family plans, including D.R. Horton's Palomino community, with some lots over a quarter acre and basements ready to finish
- Taylor and Plain City (west): active builder communities from Nilson Homes and others
- Harrisville (northeast): new townhomes, including Flagship Homes' Lomond Heights
In September 2026, new townhomes in these areas started in the upper $300s. New single-family homes ran from the low $500s into the $700s and up, depending on size, lot, and finished basement space.
Before You Walk Into a Model Home
The sales rep works for the builder. The person in the model home is friendly and knowledgeable, but their job is to get the best deal for the builder. If you walk in without your own agent and sign in at the front desk, many builders won't let you add one later. Bring your agent on the first visit, or register them before you go. In most cases the builder pays the buyer's agent, so it usually costs you nothing extra. Confirm that in writing for your specific contract.
Incentives are negotiable, and they aren't all equal. Builders often offer money toward closing costs, a rate buydown, or a price reduction. The catch is that some incentives only apply if you use the builder's preferred lender. Compare the total cost of the loan, not just the headline incentive. A permanent rate buydown and a price cut can look very different over five years.
Get an inspection anyway. New doesn't mean perfect. A phased inspection, done before drywall and again before closing, catches problems while they're still easy to fix. Ask for a one-year warranty walkthrough near the end of your first year too.
Watch the lot premium and the upgrade list. Two homes with the same floor plan can be priced tens of thousands of dollars apart because of the lot and the options. Decide which upgrades are worth paying for now, like structural changes and extra outlets, and which ones you can add later for less, like light fixtures and some flooring.
For First-Time Buyers
A new townhome can be one of the most affordable ways into homeownership in western Weber County, and new construction often means lower repair costs for the first several years. Get pre-approved before you tour so you know your real budget. Then ask your agent to compare the builder's incentive against what you'd pay for a comparable resale home. Sometimes the new build wins, and sometimes a slightly older home in Marriott-Slaterville gives you more space for the same payment.
For Investors
Here's what to look at before buying new construction as a rental or a house hack:
- Unfinished basements. Many new single-family plans nearby come with a basement already plumbed for a future bathroom. Finishing it later can add bedrooms and value.
- ADU potential. Utah law generally requires cities to allow internal accessory dwelling units, like a basement apartment, in most single-family zones. Cities can add conditions, such as requiring the owner to live on the property or banning short-term rentals. Check the rules with the city before you count on rental income.
- HOA rental rules. Townhome and subdivision HOAs often restrict or cap rentals. Read the CC&Rs before you write an offer, not after.
Schools
Marriott-Slaterville is in Weber School District. Pioneer Elementary and the Venture Academy charter school are located within the city. The district redrew several boundaries when West Field High School opened in 2024, and boundaries continue to change as west Weber County grows. Getting Around
Marriott-Slaterville sits right off I-15 at the 12th Street and 31st Street exits. Downtown Ogden is about 10 to 15 minutes away, and Salt Lake City is about 45 minutes to an hour, depending on traffic. The Weber River Parkway trail runs along the city's southern edge and connects to Ogden's trail system.
