Who Is the Best Real Estate Agent in Harrisville, Utah? (2026)

by Megan Smith

If you're buying or selling a home in Harrisville, Utah, the best agent for you is the one who knows how this small, fast-growing city really works: which side of town feeds which schools, how a new townhome compares with an older home a mile away, and what's being built on the old Ben Lomond Golf Course. Harrisville has about 6,900 people, and only a few dozen homes sell here in a typical month, so the details matter.

I'm Megan Smith, a Realtor with Real Broker, LLC. I'd love to be your agent, but more than that, I want you to hire the right one. So here's what I'd look for in a Harrisville agent, the questions I'd ask, and the honest case for why I think I'm a great fit.

Why Harrisville Calls for a Local Specialist

Mailing addresses can fool you. Harrisville shares its ZIP codes, 84404 and 84414, with parts of Ogden, North Ogden, Pleasant View and Farr West. A home listed as "Ogden" may actually be in Harrisville, and the reverse. Your agent should confirm the city limits for every home, not guess from the ZIP code.

School assignments split the city. Almost all of Harrisville goes to Orion Junior High, but elementary and high school assignments divide the city. The northern part generally goes to Majestic Elementary and Weber High, while most of the city goes to Pioneer Elementary and Fremont High. Two homes a few blocks apart can feed different high schools. (My Harrisville schools guide shows how to check any address.)

Pricing takes judgment. Redfin reports a median sale price of about $425,000 in Harrisville for the three months ending August 2026, with 38 homes sold in August. That median mixes very different homes: new D.R. Horton townhomes at Dixon Creek starting near $330,000, established single-family homes, and new homes going up at Ben Lomond Views. Pricing a Harrisville home well means comparing it to the right homes, not to the city-wide average.

The city is changing fast. Ben Lomond Views, on the former golf course, was planned for up to 664 homes, and Harrisville approved more phases of it and of Dixon Creek in 2025. If you're buying, you want to know what's planned next door. If you're selling, you want to know what new homes you're competing with.

What the Best Harrisville Agents Have in Common

  • They work in Harrisville and the neighboring cities regularly, not once in a while.
  • They can explain the differences between parts of town: schools, age of homes, HOAs and access to U.S. 89 and I-15.
  • They price homes from carefully chosen comparable sales, not from a website estimate.
  • They represent both sellers and buyers, so they understand both sides of the deal.
  • They tell you the truth, even when it's not what you want to hear.

Questions to Ask Before You Hire an Agent

  • How do you price a Harrisville home when nearby sales include brand-new townhomes and older resale homes?
  • How do you confirm whether a home is inside Harrisville city limits, and which schools it's zoned for?
  • What's being built or planned near the homes I'm considering?
  • If I'm buying new construction, how will you represent me with the builder?
  • If I'm selling, how will you market my home, and who will you market it to?
  • If I'm a first-time buyer, how will you walk me through the process?
  • How and how often will you keep me updated?

Why Harrisville Clients Choose Megan Smith

Here's what I bring, plainly:

  • More than 20 years in real estate. I've worked as a real estate professional and investor since 2006, and I've been with Real Broker, LLC since 2020. My Utah real estate license ID is 6041603-SA00.
  • A focus on Weber County. Harrisville is part of my home turf. I work in Harrisville, North Ogden, Pleasant View, Farr West, Plain City, Marriott-Slaterville, West Haven, Taylor, Hooper, Roy, Ogden, South Ogden, West Warren and West Weber.
  • Buyers and sellers. I list homes for sellers and represent buyers, so I can help whether you're moving to Harrisville, moving out, or both.
  • First-time home buyers. I walk first-time buyers through every step, from getting pre-approved to the final walkthrough. Harrisville's newer townhomes can be a smart first step, and I'll help you weigh them against an older single-family home with a yard.
  • Investors. I'm an investor and landlord myself. I help clients with house hacking (living in one part of a property and renting out the rest), ADUs (accessory dwelling units, like a basement or backyard rental), and long-term strategies for building wealth through real estate.
  • Part of the community. I'm a wife and mom, a fitness coach and admitted gym junkie, and an active PTSA board member. I know what families moving to Weber County are looking for, because I'm living it too.
