Living in Harrisville, Utah: Your Questions Answered (2026)
Harrisville is a small, fast-changing city of about 6,900 people (U.S. Census Bureau, 2023 estimate), tucked between North Ogden, Farr West and Ogden in Weber County. It has mountain views of Ben Lomond, a big Walmart Supercenter, its own junior high, and a large new neighborhood going in on the old Ben Lomond Golf Course. I'm Megan Smith, a Realtor with Real Broker, LLC, and these are the questions buyers ask me most about living in Harrisville.
How much do homes cost in Harrisville?
Harrisville has a wide range of homes, from first-time-buyer townhomes to established and newer single-family homes. According to Redfin:
- Median sale price: about $425,000 for the three months ending August 2026, up about 0.6% from a year earlier.
- Homes sold: 38 in August 2026, up from 27 the year before.
- Time on market: about 44 days on average, down from 55 days a year earlier.
New construction: D.R. Horton's Dixon Creek Townhomes (1310 N 375 E) list three- and four-bedroom townhomes starting at $329,990, with move-in-ready homes listed up to $369,990 (as of early October 2026). Prices and incentives change often, so check with me for current numbers.
What does it cost to live in Harrisville beyond the mortgage?
- Property taxes: Utah taxes a primary residence on only 55% of its market value, which helps keep property tax bills lower than many states. You can look up any Harrisville parcel's taxes on the Weber County Treasurer's website.
- Sales tax: 7.45% combined (state and Weber County).
- City services: Harrisville City runs its own utilities department and police department (Harrisville Police Department), and fire protection comes from North View Fire.
- HOAs: Newer communities like Dixon Creek list an HOA, and Ben Lomond Views' plan includes HOA-maintained open space. Always ask about HOA dues when you compare homes.
What are the best neighborhoods in Harrisville?
The right neighborhood depends on what you want: new or established, a townhome or a yard, and which schools you want.
- Ben Lomond Views: Harrisville's big master-planned neighborhood on the former Ben Lomond Golf Course, east of U.S. 89 between roughly 1550 North and 2000 North. The city-approved plan called for up to 664 homes (single-family homes, townhomes and condos), seven small parks and a new Ben Lomond Drive connecting to U.S. 89. It's being built in phases, and the city approved more phases in 2025.
- Dixon Creek: D.R. Horton's townhome community at 1310 North 375 East. With prices starting in the low $330,000s, it's an entry-level new-construction option that suits many first-time buyers.
- Around Independence Park and City Hall: The established neighborhoods near Independence Boulevard put you close to Independence Park, Harrisville Main Park and the City Offices.
- North Harrisville near Orion Junior High: Homes near 2000 North are close to Orion Junior High and Millenium Park. This part of town generally feeds Majestic Elementary and Weber High, while most of the city goes to Pioneer Elementary and Fremont High.
What are the schools like in Harrisville?
All public schools serving Harrisville are part of Weber School District. Orion Junior High (370 W 2000 N) is the city's own junior high and serves almost the entire city. Depending on your address, elementary students go to Pioneer Elementary or Majestic Elementary, and high schoolers go to Fremont High or Weber High. What is there to do in Harrisville?
- Harrisville Main Park (1350 N Hwy 89): The city's main park has a splash pad (open Memorial Day to Labor Day), a stocked fishing pond (rainbow trout, about four times a year), a disc golf course, tennis courts, playgrounds and a reservable bowery.
- Independence Park (220 W Independence) and Millenium Park (550 W 2000 N): both have walking tracks.
- Martin Henderson Harris Bicentennial Cabin (725 W Harrisville Road): a historic cabin residents can reserve, and the setting for the city's "Santa at the Cabin" event.
- City events: Harrisville hosts an Easter egg hunt, Movies in the Parks, a Fall Festival and Shop with a Hero, plus a community garden at the City Offices.
- Nearby outdoors: The North Ogden Divide trailhead is about 20 minutes away. Pineview Reservoir in Ogden Valley is about 35 minutes away, and Snowbasin Resort is about 40–45 minutes.
Where do Harrisville residents shop?
Harrisville has its own Walmart Supercenter, and the Washington Boulevard and U.S. 89 corridors put North Ogden's and Ogden's grocery stores, restaurants and services within a few minutes.
Is Harrisville a good place for first-time buyers and investors?
Yes, for both. New townhomes like Dixon Creek, starting near $330,000, give first-time buyers a brand-new home at an entry-level price. Most homes here are owner-occupied (about 84%, U.S. Census Bureau, 2023), and the city's growth, with hundreds of new homes planned at Ben Lomond Views, keeps demand steady. Investors like Harrisville for its location between Ogden and North Ogden and its quick access to Hill Air Force Base and Weber State, both of which bring steady rental demand. As an investor and landlord myself, I'm happy to walk you through rent estimates and cash flow on any Harrisville property.
