Living in West Haven, Utah: Your Questions Answered (2026)

West Haven is one of the fastest-growing cities in Utah, and I get asked about it every week. It sits on the west side of Weber County, between Ogden and Hooper, with Roy to the south and Marriott-Slaterville to the north. Not long ago it was mostly farmland. Today it's where a lot of Weber County's new homes are being built.

Here are the questions people ask me most about living in West Haven, with real numbers wherever I have them.

How big is West Haven, and how fast is it growing?

The U.S. Census Bureau estimates West Haven had 25,627 residents as of July 2025, up from 16,729 in 2020. That's about 53% growth in five years. KSL reported that West Haven had the fastest growth in Weber County and the third-fastest in Utah since 2020.

West Haven became a city on July 1, 1991, when the farming communities of Kanesville and Wilson joined together. You still see that history in the roads, the open fields and names like Kanesville Elementary.

It's also a young city. About 31% of residents are under 18, and the average household has just over three people, according to Census data.

What do homes cost in West Haven?

Here's what actually sold in West Haven over the last 12 months (October 2025 through September 2026), based on 352 sales in the UtahRealEstate.com MLS:

A few things stand out:

  • Prices held steady. The median single-family sale was $610,000 in the fall of 2025 and $619,000 in the summer of 2026.
  • Much of what sells is brand new. About 1 in 3 homes sold this year was built in 2024 or later.
  • Land costs more. Single-family homes on half an acre or more had a median sale of $756,000. On an acre or more, the median was $790,000.
  • Townhomes are the entry point. If you're a first-time buyer, a West Haven townhome in the high $300s is often the most realistic way into a new home here.

What are the best neighborhoods in West Haven?

"Best" depends on what you want: new construction, a bigger lot, or the lowest monthly payment. These are the West Haven neighborhoods with the most sales activity this year, with real price ranges from the MLS:

Westwood Estates (around 3146 W 3550 S). This is Meritage Homes' community and the busiest neighborhood in the city this year. It had 43 sales between $527,500 and $650,000. Homes are new single-family, 3–5 bedrooms, with unfinished basements.

Fairhaven (around 1822 S 2475 W). This Ivory Homes community in north West Haven has ramblers and two-story homes with farmhouse styling and no basements. Eleven homes sold between $571,000 and $730,000.

Haven Parkway (off 1900 West near I-15). This Ivory Homes neighborhood has townhomes and single-family homes. It's one of the closest West Haven neighborhoods to downtown Ogden and the Weber River.

West Ridge Estates. Nilson Homes built this newer single-family neighborhood at the higher end, with 10 sales between $560,000 and $860,000.

Cobblecreek (around 2850–2900 South). This small Henry Walker Homes community has 1/3-acre-plus lots backing onto a creek. Recent sales were between $780,000 and $876,000.

Tuscan Meadows (around 2273 W 3025 S). Castle Creek Homes built this neighborhood of Tuscan-style ramblers and two-story homes, with a city park of the same name.

Villages at Green Farm. Nilson Homes is building these new townhomes on the west side, near 3725 South and 4625 West. There were 22 sales this year between about $390,000 and $426,000.

Salt Point (around 3793 S 3250 W). This Woodside Homes townhome community started in 2019. There were 16 sales between $340,000 and $480,000.

Wilson Cove. These are new townhomes, with 14 sales between $373,000 and $415,000.

Child Farms and Riverbend. These are older townhome communities, built around 2007–2012. They're some of the most affordable homes in West Haven, mostly selling between $300,000 and $355,000. If you're a first-time buyer, look here.

If you want room for a shop, a garden or animals, much of West Haven still has larger lots. The city's zoning includes A-1 and A-2 agricultural zones and residential-estate zones. Lot size and zoning vary a lot from street to street, so I always check the specific parcel.

What is the cost of living in West Haven?

A few things make West Haven different:

  • No city property tax. West Haven is one of only five Utah cities that doesn't charge a city property tax. You still pay Weber County, school district and other district property taxes.
  • A new energy tax. Starting October 1, 2026, the city added a 6% energy tax on electricity and natural gas. KSL estimated it at about $11 a month for an average household.
  • Sales tax is 7.45%.
  • Water depends on your address. Drinking water comes from one of four providers: Bona Vista Water, Taylor-West Weber Water, Hooper Water Improvement District or the West Haven Special Service District. Secondary (irrigation) water comes from Weber Basin Water Conservancy District or Roy Water Conservancy District. The city has a map on its utilities page to look up your provider.
  • Garbage is through Waste Management, billed by the Special Service District. There's no curbside recycling.

Census data puts West Haven's median household income at about $101,000, and about 71% of homes are owner-occupied.

What schools serve West Haven?

West Haven is in Weber School District. In 2024, three new schools opened for this area: Haven Bay Elementary, Mountain View Junior High and West Field High School. Older schools like Kanesville Elementary, West Haven Elementary, Country View Elementary and Rocky Mountain Junior High also serve the city. Quest Academy is a charter school inside West Haven.

What's the commute like from West Haven?

The average West Haven commute is about 23 minutes, according to Census data. Here's what makes it work:

  • I-15: Exit 343 (21st Street) is the main West Haven interchange. The 24th Street and 31st Street exits in Ogden are also close.
  • Main roads: 1900 West (State Route 126), Midland Drive, Hinckley Drive and 4000 South carry most local traffic.
  • Salt Lake City: about 37 miles, roughly 40–45 minutes without traffic.
  • Downtown Ogden: a short drive east. The north end of West Haven is closest.
  • FrontRunner: the Roy station (4155 S Sandridge Dr) has free parking and trains to Salt Lake and Provo. Ogden's station is downtown.
  • Bus: UTA's F620 West Haven Flex route runs weekdays and connects to FrontRunner. It can pick you up up to 3/4 mile off its route if you call ahead.

Coming later: UDOT is studying an extension of the West Davis Corridor (State Route 177) north through Hooper to about 4000 South in West Haven. That section isn't funded yet and has no construction date. If you're buying near the west side of the city, it's worth knowing where the study area is. I can walk you through the map.

What is there to do outdoors in West Haven?

More than people expect:

  • R. Kenneth Baldwin Country Park (2825 W 3300 S) has a large pavilion and an arena pavilion. It's home base for many community events.
  • West Haven Sports Park (4215 S 3900 W), next to City Hall, hosts youth leagues.
  • Stonefield Park, Country Haven Park, Tuscan Meadows Park, Sycamore Park, Fair Grove Park, Staker Park and Holmes Estates Park are scattered through the neighborhoods.
  • Prevedel Park Campground (1300 S 2300 W) has overnight sites, which is rare for a city park.
  • Trails: The Weber River Parkway, part of Ogden's Centennial Trail loop, runs along the river through West Haven. The paved Denver & Rio Grande Western Rail Trail starts at Hinckley Drive on the West Haven/Roy border and runs 23.5 miles south.
  • Nearby: Fort Buenaventura in Ogden has a fishing pond and disc golf. Ogden Bay Waterfowl Management Area to the west is a favorite for duck and goose hunters. Snowbasin, Powder Mountain and Nordic Valley ski resorts are all an easy drive into the mountains east of Ogden. Visit Ogden puts Snowbasin about 20 minutes from downtown Ogden.

The city also runs youth recreation programs, from baseball and football to pickleball, archery and fishing.

Is there a community feel?

Yes, and West Haven Days is the best example. Every June the city celebrates with a rodeo, parade, car show, flapjack breakfast, concert, movie in the park and fireworks. The 2027 dates are June 23–26.

What about shopping?

Until recently, West Haven residents drove to Ogden or Roy for groceries. That's changing. Walmart broke ground in November 2025 on a 176,000-square-foot Supercenter at 4227 S Midland Drive, just south of 4000 South, and it's still under construction. It will be West Haven's first grocery store, with about 300 jobs.

The Walmart will anchor a new shopping center, marketed to retailers as West Haven Towne Center at Midland Drive and 4000 South. The leasing listing offers about 75,000 square feet of shop space plus half-acre to 1.5-acre pad sites for restaurants and other businesses. No other tenants have been announced yet. The city's 2026 economic development plan also targets more retail near the 21st Street interchange. I'll update this post as new businesses are announced.

Is West Haven a good place to buy a home?

For a lot of buyers, yes. You get newer homes at prices below much of the Wasatch Front, a fast-growing city with three new schools, and quick access to I-15, Ogden and the mountains. The trade-offs are real too: some roads are still catching up to the growth, retail is just arriving, and the West Davis Corridor plans will shape parts of the west side.
